Reuse Is a Design Strategy, Not a Compromise

Adaptive reuse is often framed as a constraint — what you can’t do to an old building. We find the opposite to be true: the existing structure is the most interesting design partner you’ll ever have.
At the Foundry Lofts we kept a 1908 heavy-timber frame, restored the steel-sash windows, and detailed every new intervention to read as clearly new. The contrast between found and made is the whole architecture.
Reusing that frame also kept roughly 2,000 tons of embodied carbon out of a landfill. The lowest-carbon building is almost always the one already standing.
