Before you begin.
The questions owners most often ask before starting a project with us.
For most projects we propose a fee as a percentage of construction cost (typically 8–15% depending on type and scope) or a fixed fee for a defined scope; smaller studies are hourly. You receive a clear written proposal with phases, deliverables, and fee before any work begins. The figures on this template are illustrative.
A principal is accountable for every project start to finish and is in the room for the decisions that matter. We keep a deliberately small portfolio so that promise is real, not marketing.
Probably not. We design houses, additions, interiors, and tenant fit-outs alongside larger civic and commercial work — the rigor is the same at every scale. The best first step is a short conversation about scope and budget.
We are based in Minneapolis and work throughout the Upper Midwest. Our NCARB certification supports reciprocal licensure, so we can take projects across state lines where local registration is obtained.
Five: Pre-Design (programming & feasibility), Schematic Design (the big moves), Design Development (resolving structure & systems), Construction Documents (the complete buildable set), and Construction Administration (staying on through construction to occupancy). Our Process page walks through each.
It varies widely by type and size. As a rough guide: a custom home is often 14–24 months from first meeting to move-in; a mid-size commercial or cultural building, 24–40 months. We’ll give you a realistic schedule in our proposal.
Yes. Our principals are LEED-accredited and sustainability is built into our process, not bolted on. We offer LEED and green-building certification, energy and daylight modeling, embodied-carbon analysis, and net-zero / electrification strategy.
Yes. Verbeek & Asher is a registered architecture firm in Minnesota (MN Firm #AF-4471) with NCARB-certified principals, which lets us pursue reciprocal licensure across state lines. We carry professional-liability (errors & omissions) insurance and are members of the AIA.
